This is the phase where your project becomes real.
1. Measurements & As‑Builts
We document existing conditions to ensure accuracy in design and engineering.
2. Layout Development
We refine the floor plan, explore options, and finalize the best layout for your home.
3. Design Iterations
You review and approve design revisions until the layout and selections feel right.
4. Selections & Specifications
We guide you through choosing materials, fixtures, cabinetry, and finishes.
5. Engineering Coordination
If structural changes are involved, we coordinate with engineering to confirm requirements.
6. Updated Budget & Scope
You receive a detailed scope of work and an updated construction budget based on your final design.
Tier 2 is billed in three equal installments:
1/3 at signing
1/3 at completion of design iterations
1/3 at delivery of the final scope and design package
This structure aligns payments with clear milestones and deliverables.
Most Tier 2 phases are completed within:
3–6 weeks for interior reconfigurations
6–10 weeks for additions or multi‑room projects
Timelines vary based on design complexity and selection lead times.
Once your design and scope are finalized, you move into:
Tier 3 — Pre‑Construction & Permitting
This is where we finalize drawings, submit permits, respond to reviewers, and prepare your project for construction.
You’ll receive a clear proposal for Tier 3 at the end of Tier 2.
We’ll guide you through every design decision and build a complete, coordinated plan for your project.
